Buying a Short-Term Rental in Miami: Where to Start

Thinking about buying a property to rent short-term in the Miami area? Start here, before you start touring listings.

I get asked some version of this question often, from both real estate clients and guests who stay at Kismet Getaways properties and start wondering if they should buy one of their own: what does it actually take to buy a place and rent it short-term in Miami?

Start With the Rules, Not the Listing

Before falling in love with a property, find out whether short-term rentals are actually allowed there. Rules vary block by block in South Florida — by city, by HOA, and sometimes by building. A condo board or a municipal ordinance can rule out short-term rental use entirely, regardless of how good the property looks on paper. Confirm this directly with the HOA or local zoning office rather than assuming.

Think Like an Operator, Not Just a Buyer

A property that makes sense as a long-term rental doesn’t always make sense as a short-term one, and vice versa. Layout, parking, noise, and proximity to what visitors actually want to do all affect how a property performs as a short-term rental — separate from whether it’s a good real estate investment in the traditional sense.

Budget for Operating It, Not Just Buying It

Furnishing, insurance built for short-term rental use, cleaning between stays, and ongoing maintenance are all real, recurring costs. Underestimating them is one of the more common mistakes I see.

Work With Someone Who Does Both

This is part of why I do both real estate and hosting myself — the two inform each other. If you’re considering this path, I’m happy to talk through what I’ve learned from the operating side, not just the buying side.
